And I must also address that PotC lacks a good open ended real time sailing with encounters and all.. such system is in Silent Hunter 3 and 4. what I also need to tell and remind is that PotC has many ships with missing ropes and improperly placed ropes (like that rope going through one of the frigate's sail) and underwater is non-existant in PotC, there is just somekind of water layer that magically holds your ship on the "water".

What's the last version you tried? There's a LOT of stuff added in recent Alpha's, such as completely new storylines and the DirectSail mod that does,
to the best of the game's abilities, what you described above for "open ended real time sailing". I don't think even CoAS has such a feature.
And I'm pretty sure that around most of the islands, you do see the underwater world.
